West Auckland homes ask a lot of their wiring. Henderson, Te Atatū and Glen Eden are full of 1950s and 1960s weatherboard houses, many still on the switchboard they were built with. Up in Titirangi and the foothills of Glen Eden, homes are set into the bush on steep sections, with long cable runs to garages, studios and decks. Out at Kumeū, lifestyle blocks add sheds, pumps and outbuildings, often fed from the house a long way back. New Lynn and Te Atatū have a newer layer of townhouses and apartments with modern wiring and tight switchboards.

Most calls we get from the west start with something going wrong: a breaker that keeps tripping, a dead circuit or lights that flicker. Good electrical repairs start with finding the real cause, which in older homes is often a tired connection, water getting into an outdoor fitting or an old circuit that has been extended too far. Where a whole house is on ageing cable, rewiring may be the better fix. You get a written, fixed price before we start, and urgent faults go to our emergency electrician team.

Common Home Types in West Auckland

Post-war weatherboard houses in Henderson, Glen Eden and Te Atatū have timber floors over a crawl space and modest ceiling heights, which usually makes cable runs easy. Many were wired in early plastic-sheathed cable, but older homes may still have some rubber-insulated circuits, and those should be replaced rather than extended. Their switchboards are often the original, with limited space and RCD protection on some circuits or none. Titirangi's bush homes range from mid-century houses to architect-designed homes with raked ceilings and large glass walls, where lighting circuits, outdoor power and long submains to outbuildings need careful planning. On Kumeū lifestyle blocks, sheds, water pumps and workshops are often fed by long underground cables, and the condition and size of that cable decides what you can add. New townhouses in New Lynn and Te Atatū have modern wiring, but compact switchboards can run out of room for an EV charger circuit.

What West Auckland Conditions Mean for Your Wiring

High rainfall in the Waitākere Ranges, overhanging native trees and shaded sections keep many western homes damp through winter. Damp is hard on outdoor sockets, garden lights and any fitting that was not installed with the right weather rating, and water getting into a fitting is a common reason for an RCD to trip. Homes beside the Manukau Harbour at Titirangi and on the Te Atatū Peninsula are also exposed to salt and estuary air, which corrodes fittings faster. On bush sections, leaf litter and roots around outdoor fittings and underground cables are worth checking during any inspection. If an RCD trips, it is doing its job, cutting power when current is leaking to earth, so the fix is to find the fault rather than keep resetting it.

Electrician West Auckland FAQs

Why does my RCD keep tripping after rain?

Water getting into an outdoor socket, light or junction box is a common cause, especially on damp, shaded sections. The RCD is detecting current leaking to earth and cutting the power, which is what it is meant to do. We isolate each circuit to find the fault and fix or replace the fitting.

Can you run power to my shed or sleepout?

Yes. It needs a properly sized cable, usually run underground in conduit, with its own protection at the switchboard and often a small distribution board at the shed. This is prescribed electrical work, so you get a Certificate of Compliance when it is done.

Is old wiring in a 1950s house dangerous?

Not always. Plastic-sheathed cable from that era can still be in reasonable condition, but any rubber-insulated cable should be replaced, and old switchboards often lack RCD protection. An electrical inspection tells you what you have and what needs doing first.

My power is out. Should I call you or the lines company?

If your neighbours are out too, it is likely a network fault, so check your lines company's outage page. If it is only your home, or one part of it, call us. If you smell burning or see scorching, turn off the main switch if it is safe to do so and call straight away.
